Greens secure parliamentary inquiry into short stay accommodation

6 February 2025

The Greens have secured a State Parliamentary inquiry into the impact of short stay accommodation on rental affordability and the potential to regulate the sector after the Upper House backed a motion by Robert Simms MLC yesterday evening.

“This is a win for all those South Australians who are concerned about the housing crisis. This inquiry will shine a light on the short stay accommodation sector and examine the impact it is having on the supply of housing across our state,” said Robert Simms MLC, Greens Housing spokesperson.

“The inquiry will identify potential opportunities for regulating short stay accommodation and transitioning properties onto the long-term rental market. I look forward to working with my Parliamentary colleagues to get this committee up and running in the coming weeks.”

The motion to establish the inquiry was passed with the support of the Labor Government. The committee conducting the inquiry will be chaired by Robert Simms and include Upper House members Dennis Hood, Michelle Lensink, Tung Ngo, and Justin Hanson. The terms of reference of the inquiry are below:

That a Select Committee of the Legislative Council be established to inquire and report on the short stay accommodation sector in South Australia with particular reference to:

  1. The role of short stay accommodation in contributing to the rental affordability crisis;
  2. The social and economic impacts of short stay accommodation on South Australian communities;
  3. The potential to regulate the short-stay accommodation sector;
  4. The effectiveness of regulatory models adopted in other jurisdictions, both nationally and overseas;
  5. Potential taxes or levies that could be applied to short stay accommodation and long term vacant residential property;
  6. Incentives that could be provided to homeowners to transition properties listed on short stay accommodation platforms onto the long-term rental market;
  7. Other strategies that could be adopted to activate residential property that is vacant  long-term; and
  8. Any other related matters.
