Greens Call for Rent Caps as Adelaide Rental Affordability Hits Record Low

24 November 2025

The Greens are calling for rent caps as new data reveals that Adelaide’s rental market has become as unaffordable as Sydney’s. The National Shelter-SGS Economics and Planning Rental Affordability Index which was released today found that rental affordability has rapidly declined over the last five years with even outer suburbs now “moderately unaffordable”.

“These are shocking statistics. Adelaide used to be known as one of the most affordable cities in Australia, but inaction by Government has left the housing crisis to spiral out of control. The result is more and more South Australian renters facing poverty and homelessness,” said Greens MLC Robert Simms.

“This week the Government will be bringing forward changes to the Residential Tenancies Act in Parliament. The Greens will be pushing to amend the bill to cap rents in line with CPI to reign in these soaring rental prices. I will also be moving amendments to finally end the practice of rent bidding by preventing landlords and agents from accepting offers above the advertised rental price and to introduce a transfer of bond scheme, similar to the one recently enacted in Victoria.“

“I urge all parties to get on board with these proposals so that South Australian renters receive relief from skyrocketing prices this holiday season.”
